What we know about the big pieces: property insurance is the largest cost (about $58K in the first half of 2026), then our share of the shared pool and Lakehouse, management, landscaping, and the gate.
The board adopts a budget each year and must send it to owners before the year starts (Declaration §16.01(b)). A budget increase of more than 30% needs a vote of 67% of owners.
Under owner leadership, the board will post the proposed budget here for comment before adopting it.
Every owner has the right to inspect the association's books and records (Texas Property Code §82.1141). Requests go to the managing agent in writing; the association has 10 business days to respond.
