Resident Guide
The practical stuff new neighbors ask about. Something missing or out of date? Tell us through a request.
Welcome to LWE2
Lewisville Water's Edge II is a 44-unit condominium in 14 buildings in Hickory Creek, Texas (Lake Dallas mailing address, Denton County). You own your unit from the inside surfaces of the walls in. The association owns and maintains the structure, roofs, exteriors, and common elements, paid for through monthly assessments and reserves.
Who does what
- Board of Directors. Governs the association. Builder-appointed until owners elect a board (deadline about Dec 24–31, 2026).
- Essex Association Management. The managing agent: billing, resale certificates, vendor coordination. 972-428-2030 · exadmin@essexhoa.com. Owner portal: Vantaca (since July 2026).
- LWE1 (Lewisville Water's Edge Condominium Owners Association). Our neighbor. It runs the lakehouse and pool, which we share under a recorded amenity agreement. Gate costs are split 50/50.
Dues & paying
Monthly assessments are currently $275 per unit, due on the 1st and late after the 10th. Pay through the management company's owner portal, Vantaca (register a new account; old Essex logins were retired in July 2026), or by card or e-check at CIT / First Citizens PropertyPay. Need a payment plan? Ask the manager; a scheduled payment alone isn't an approved plan. Selling? Resale certificates are ordered from Essex.
Trash
Since the 2024 annexation into the Town of Hickory Creek, trash service is through Republic Services, set up per unit. Ask Republic for the residential account for your address. Don't use LWE1's dumpsters.
Water
Each unit has its own submeter. The association receives the master bill from Lake Cities Municipal Utility Authority and bills usage back to owners through Conservice. Management announced bills would start around Aug 1, 2026, with one previously missed month added to each bill until January 2027. If you haven't received a bill, contact Conservice or Essex, and consider setting aside an estimate each month; payment plans are available for catch-up amounts. Pay and see your usage at utilitiesinfo.com; your first bill has your account number and web PIN. Conservice answers questions weekdays 6 am to 8 pm.
Gate, remotes & deliveries
Gate codes and remotes are given to verified residents only. Sign in and check your dashboard, or submit a request. The gate deters traffic but doesn't make us secure, so lock doors and garages.
Pool & lakehouse
LWE2 residents can use the LWE1 pool and lakehouse under the amenity agreement. Follow the posted pool rules, keep pets leashed in LWE1 areas, and request lakehouse reservations through the Reservations page.
Changes to your unit's exterior
Anything permanent on the exterior (doors, fixtures, fencing, satellite dishes, doggie doors, stucco penetrations) needs architectural approval first. Submit it under Requests → Architectural. Removable items like window film or blinds don't.
Insurance: please read
The association insures the buildings, but the property policy has had a percentage wind/hail deductible (4% in 2025–26, about $300,000). Make sure your HO-6 condo policy covers your interior, betterments, liability, and loss assessment, in case a deductible is passed on to owners.
Emergencies & weather
Call 911 for emergencies. This hub watches National Weather Service alerts for our area (zone TXZ103) and texts or emails residents who opted in. For a water leak from a common pipe, shut off your unit's valve if you can, then report it as urgent.
