New Water and Sewer Billing (July 13, 2026)

The previous water and sewer billing service company was purchased by a new owner and informed Essex Management that accepting payments from the homeowners would no longer be offered and requested the Association sign a new contract. The new contract did not include the same level of services as in the previous contract therefore was not accepted and executed. Essex Management with the Association’s financial budget and convenience to the homeowners in mind obtained 3 quotes from water and sewer billing companies to review. Lewisville Water’s Edge HOA has partnered with Conservice for your monthly water and sewer billing. Please expect to receive your first bill from Conservice on approximately, August 1, 2026, with a due date of September 1, 2026. The bill will reflect the amount due for June 2026 water/sewer usage and the missed billing period of January 2026. These two billing periods and amounts will be reflected separately on the bill. Each bill moving forward will include the current billing period amount due and a previously missed billing period until January 2027. Essex Management understands that this may cause a financial concern and payment plan arrangements will be accepted. Conservice has a strong commitment to providing quality customer service. Their utility experts are available during extended business hours (M-F, 6 am – 8 pm) to answer questions you may have regarding your monthly invoice. You can speak with a live representative or use the online chat and email features. The www.utilitiesinfo.com website is the one-stop location for all your account information. With this mobile-friendly site you can view balances due, recent historical bills, daily/monthly usage, and monitor your account activity. Your first bill will include your account number and web pin (password) to log in and register on the website. You can make payments on the website via bank draft, auto pay or credit card. There is no convenience fee for bank draft or auto pay. Please feel free to contact your Association Manager if you have any questions by submitting a web submission through the Contact Us tab of your Association’s website using the Property Manager category.

Important Vantaca Update: Account Balances and Payments (July 17, 2026)

We understand how frustrating it can be to log in to a new system and find that your account information is incomplete or does not yet appear accurate. We sincerely appreciate your patience as Essex Association Management completes its transition to Vantaca, our new community management software platform. Because nearly two decades of historical information are being migrated and validated, the information currently displayed in the Vantaca Home portal may not yet reflect your most recent account activity. Account Balances and Transaction History During this transition, your current balance may not include all recent payments, charges, credits, or other account activity. This does not necessarily mean that a payment was not received or properly recorded. We anticipate that each homeowner’s correct account balance will be reflected in Vantaca by the end of July. However, complete historical transactions and account statements will continue to be migrated and are not expected to be fully available until August. Recent payments may also take additional time to appear. Please retain your payment confirmation and avoid submitting a duplicate payment solely because the original payment is not yet displayed. July Late and Collection Fees To help prevent homeowners from being adversely affected by the transition, Essex will not apply new late fees or management collection fees to homeowner accounts during July. Beginning in August, applicable late fees and collection fees will resume in accordance with each Association’s governing documents and collection policy. Homeowners should continue making their regular assessment payments by the applicable due date. This temporary accommodation does not waive existing account balances or fees and charges incurred before July. Making a Payment Homeowners may continue making payments even if their complete account history is not yet available or they have not received their new Vantaca account number. Portal registration is not required to make a one-time payment through the available public payment options. Payments may be made through either of the following supported platforms: • Vantaca Pay: home.essexhoa.com/public • CIT Property Pay, now First Citizens Property Pay: propertypay.cit.com Please follow the prompts provided by the selected payment platform and enter the requested homeowner, property, and Association information. ATG is no longer a supported payment platform. You do not need to wait for your complete account history to appear before making your regular assessment payment. If the balance currently displayed does not appear accurate, please remit your normal assessment amount. Homeowners who have not received their new Vantaca account number or portal invitation may request assistance by: 1. Visiting home.essexhoa.com. 2. Selecting “Sign Up.” 3. Selecting “Don’t have an account number or registration key?” 4. Enter your name, email address, telephone number, property address, and Association name. 5. Submitting the request so management can verify your ownership information and provide the necessary credentials. Please note that portal access is available only to legal owners of record. Important Information for Automatic Payments If you have previously established automatic payments through ATG or another prior payment platform, please do not assume that your payment instructions are transferred to the new system. Homeowners who wish to continue automatic payments must verify their payment settings and establish or update their recurring payment instructions through Vantaca Pay or CIT Property Pay. Please confirm the payment amount, frequency, and scheduled date when establishing your new instructions. To avoid duplicate payments, please do not establish recurring payments through both platforms for the same obligation.  Questions and Assistance We recognize that seeing incomplete account information while learning a new system can be confusing and frustrating. Management is working diligently to complete the migration, validate homeowner balances, and respond to the increased volume of questions associated with the transition. To help us respond as efficiently as possible, please submit a web submission through the Contact Us tab of your Association’s website and select the “Vantaca Transition Question” category. If you already have portal access, you may also submit a General Inquiry through the Requests page of the Vantaca Home portal. Please allow management an opportunity to review and respond before submitting the same inquiry through multiple communication channels, as duplicate submissions may delay response times. We sincerely appreciate your patience, understanding, and cooperation as we complete this transition.

Your New Vantaca Home Portal Is Ready (July 02, 2026)

As previously announced, effective July 1, 2026, Essex Association Management implemented Vantaca, our new community management software platform, to enhance homeowner service, communication, and your overall homeowner experience.

This transition does not change your Association's management company. Essex Association Management will continue providing management services to your community. Vantaca is simply the software platform Essex now uses to manage homeowner accounts, communications, payments, requests, and other Association services.

Portal invitation emails have been sent to the primary email address on file for all legal owners of record.

Once your account has been activated, you may access your homeowner portal by: • Visiting home.essexhoa.com, or

• Downloading the Vantaca Home app from the Apple App Store or Google Play Store and signing in using your portal credentials.

We appreciate your patience and understanding as we complete this transition. While you may experience temporary limitations or minor adjustments during implementation, we are confident Vantaca will provide a more modern, efficient, and user-friendly homeowner experience.

For additional assistance, please refer to the attached Homeowner Portal Information Guide, which includes login instructions and an overview of the portal's features.

Thank you for your patience, cooperation, and continued partnership.

Freeze Warning: Important Homeowner Reminder (January 22, 2026)

Take Action Now to Prevent Costly Damage Freezing temperatures are expected in our area. Please take a few minutes to protect your home to help prevent damage to your plumbing and interior components. Taking preventive steps now can help avoid costly repairs and inconvenience later. Prevent Plumbing Freezes • Disconnect and drain all garden hoses. If your home has interior shutoff valves for exterior hose bibs, turn them off as well. • Insulate or wrap exposed plumbing. Foam covers and pipe insulation are widely available at local hardware stores. • Drip faucets on exterior walls and open cabinet doors beneath sinks to allow warm air circulation. • Single Family Homes - Sprinkler/Irrigation Systems: o If you know how to winterize your system, do so. o Not all systems require full winterization—if unsure, contact your irrigation company. o Any above-ground piping must be wrapped and protected. • Pools (if applicable to your unit): o Keep the pump running during freezing temperatures to prevent pipe damage. o Contact your pool service provider for system-specific guidance. Smoke & Carbon Monoxide Safety • Test all smoke detectors and replace batteries if needed. • Check carbon monoxide detectors where applicable (not all homes have them, but please verify). Prepare an Emergency Kit In the event of a power outage or extended freeze, please ensure you have: • Battery-powered flashlight • Portable phone charger • Drinking water (recommended: 1 gallon per person per day for up to a week) • Non-perishable food (granola bars, canned goods, dried fruit, etc.) • First aid kit • Extra batteries • Extra blankets or sleeping bags • Candles (use with caution) • Water shut-off key (every single-family homeowner should have one) o Please note: The Association manages common area irrigation systems for townhomes and condos. Residents do not need to take action regarding HOA-managed irrigation. • Shovel and ice scraper • Car charger and jumper cables Extra Handy Tips • Do NOT use your oven or stove to heat your home. This creates serious fire and carbon monoxide hazards. • Ensure fireplaces are clean and clear to prevent dangerous buildup or blockages. • Single Family Homes: Know where your main water shut-off valve is located in case of a burst pipe. Taking these precautions helps protect your home, your neighbors, and the community as a whole. Thank you for your cooperation and preparedness.

Fire Lane Power Washing and Striping: Jan 12th and 13th (January 08, 2026)

Please be advised that Pavement Preservation Management is tentatively scheduled to perform power washing of the fire lane striping on Monday, January 12th, followed by restriping on Tuesday, January 13th along Waters Edge Drive. To allow this work to be completed properly, residents are kindly requested to avoid parking vehicles on top of the red-striped “Fire Lane” areas during these dates. Vehicles parked in the fire lane during the scheduled work may delay the project and could result in incomplete striping. We appreciate your cooperation and understanding as we work to maintain safety and compliance within the community. Should the schedule change, we will provide an update accordingly. For any questions regarding this matter, you may submit your inquiry via the “Contact Us” tab and an Essex representative will respond promptly.

Main Entrance Gate-Safety Guidelines (June 30, 2025)

Your safety and that of everyone in the community are a top priority. We are asking for your cooperation in helping to keep the property secure. Please do not post or display the community gate code anywhere visible to the public. It was recently reported that the entrance gate code specific to LWE II residents was posted on or near the gate directory, making it visible to anyone approaching the entrance. This poses a serious security risk. Why This Matters: Unauthorized Access – A publicly displayed code allows unrestricted entry by non-residents, compromising the safety and privacy of all owners and residents. Community Liability – Open access increases the risk of vandalism, theft, and other liability concerns for the Association. Please Do: • Memorize the gate code or store it securely on your phone or in a private place. • Never write or display the code on or near the gate, walls, or directory. • Report any suspicious activity or concerns about gate access to management immediately. We appreciate your help in maintaining the safety and security of our community. If you have any questions or need assistance, please contact us via the “Contact Us” tab on the Association’s website.

Update Regarding ACC Application Processing Fee (December 17, 2025)

We would like to provide important information regarding a new company-wide policy related to Architectural Control Committee (ACC) applications. Beginning January 1, 2026, Essex Association Management will implement a $25.00 processing fee for all ACC applications. This fee is charged by Essex, not by your Association or Board of Directors, and will apply to all Essex-managed communities. Purpose of the Fee The fee is intended solely to offset the administrative costs associated with processing ACC applications, which are not included in your Association’s standard management fees. This work includes: • Receiving and reviewing applications • Coordinating with the ACC or Board • Tracking and meeting statutory deadlines under the Texas Property Code • Communicating decisions to homeowners • Maintaining records and documentation Additionally, when an application is denied or when work proceeds without prior approval, Essex must facilitate a compliance hearing. These hearings require staff time to: • Prepare and send notices • Compile supporting documentation and photographs • Coordinate Board availability • Host the hearing and record minutes • Issue the formal decision This process is time-intensive and resource dependent, further contributing to the need for a processing fee. Historically, Essex has absorbed these costs; however, the increasing volume and complexity of applications have made that no longer sustainable. Key Points • The fee takes effect on January 1, 2026. • No fee will apply to applications submitted before that date. • This is not a Board-imposed fee and does not generate revenue for your Association. • The policy applies to all Essex-managed communities. • All processes remain governed by your Association’s documents and the Texas Property Code. We appreciate your understanding. If you have any questions, please feel free to contact our office.

Joint Memo Amenity Access (April 22, 2025)

I hope this message finds you well. We understand there have been recent questions and concerns regarding shared use of the amenities and common areas between Lewisville Water’s Edge I (LWEI) and Lewisville Water’s Edge II (LWEII). In response, the Boards and management of both communities have worked collaboratively to create a joint community memo that outlines key expectations, usage rights, and boundaries to ensure a respectful, neighborly environment for all. This memo was developed in coordination with the LWEI Board and is based on the recorded Amenity Easement Agreement and governing documents. It addresses important topics such as:

Shared amenity access (pool, Lakehouse, gym, and outdoor areas) Pet walking guidelines and lake access Use of private elements such as garages and driveways Community conduct and courtesy Pet waste etiquette and the requirement for LWEII residents to bring their own bags and not use LWEI’s pet stations

We invite you to read the attached fully executed joint memo and keep it as a reference. This document reflects both communities’ shared interest in clarity, cooperation, and mutual respect. If you have any questions, please don’t hesitate to contact Management by submitting a web submission from your Association website Contact Us. Thank you for your continued partnership in making our community welcoming and respectful for all.
